Sash Window Questions
What properties are sash windows suitable for?
Sash windows are designed for Victorian (1837–1901) and Edwardian (1901–1910) properties where the original windows were traditional sash style. They can also be specified for later 1920s–1930s properties that had sash-style openings, or as a period-appropriate upgrade to any older property. They are not typically appropriate for modern homes built after 1950.
Do UPVC sash windows look like the originals?
A well-specified UPVC sash window, installed correctly, is very convincing. The key details that matter are the run-through horns, the proportions of the sash, the meeting rail profile, and the colour. A sash window that is too white and too chunky will not look right. We specify and fit sash windows to match the character of the property.
Do I need planning permission to replace sash windows?
For most properties, replacing like-for-like with UPVC or aluminium sash windows is permitted development. Listed buildings and properties in conservation areas may have restrictions requiring conservation-grade timber or aluminium sash windows instead of UPVC — we advise on this during the survey.
What is the tilt-in function?
Both the top and bottom sashes can be tilted inward by releasing a latch at the top of the inner sash. This allows you to clean the outside face of the glass from inside the room — important for upper floors where external access would otherwise require ladders.
Can I have Georgian bars or decorative glazing?
Yes. Traditional Georgian bar configurations (dividing the glass into smaller panes) can be specified, either as true glazing bars between separate panes or as decorative astragal bars applied to the glass surface. We advise on which approach suits your property and planning requirements.
